Developer; Playa Capital, LLC

PROJECT: PLAYA VISTA

This project encompassed the demolition, preservation and development of the historic Howard Hughes Aircraft plant in Los Angeles. I was primary Construction Manager at the beginning of construction and prepared preliminary schedules and budgets for the development prior to demolition and construction commencement. Membership in the construction preparation team included consulting on the best approaches to get work off the ground and sequences that were most advantageous from a progress and environmental compliance standpoint

Developer: Talega Associates, LLC

PROJECT: TALEGA RANCH

In association with the client’s legal staff, I prepared the Construction Specifications for this 2000-acre joint use development to accommodate difficult hill side grading, incorporating all operations from clear and grub to alluvial removals and blasting of rock excavation. Specifications included all utility construction programs and the construction of a rough graded golf course through the middle of the project.

Participated in contractor negotiations to award construction activities.

PROJECT: ETIWANDA HIGHLANDS, RANCHO CUCAMONGA, CALIFORNIA

(150 ACRE RESIDENTIAL DEVELOPMENT)

I was employed on this project to resolve some complex alluvial fan development issues that had grown to monstrous financial proportions by an unreasonable agency.  The flood control agency had placed conditions on the project to conduct flood flow from an alluvial fan. These costly requirements outstripped any possibility of profit for the residential developments planned.  The construction being proposed was estimated to cost over $5 million when the budget for development provided only $1 million, a budget reasonable for the development scope of improvements.

PROJECT: FONTANA HERITAGE, FONTANA, CALIFORNIA.

(4000-ACRE DEVELOPMENT INCLUDED 4000 RESIDENTIAL HOME LOTS AND 700 ACRES JOINT COMMERCIAL, LIGHT INDUSTRIAL AND PROFESSIONAL DEVELOPMENT)

Forensic management of four hundred million dollars in infrastructure improvement bonds funded infrastructure project. The project had been underway for two years without the progress anticipated by the principals when I assumed management responsibility. 

Developer: Lamont Financial, San Diego, California And Chicago, Illinois

PROJECT: IVEY RANCH, OCEANSIDE, CALIFORNIA

(1500-ACRE MASTER PLANNED RESIDENTIAL AND COMMERCIAL SUBDIVISION DEVELOPMENT)

Forensic management of a 200 acre joint use land development that had stalled in construction and was in danger of bankruptcy without some completions to allow sales of finished lots.

Developer: Griffith Homes, Orange, Ca

PROJECT: VARIOUS RESIDENTIAL TRACTS

I worked as a Vice President level offsite and infrastructure Manager for this land development company. My past experience in engineering design and the legal aspects of subdivision were utilized to forge creative programs to economically resolve issues others had not been able to put to rest.

Developer: Bauer Development, Newport Beach, California

PROJECT: POMONA TOWNE CENTER, POMONA, CALIFORNIA

(URBAN REDEVELOPMENT OF 16 SQUARE BLOCKS IN A DERELICT SECTION OF THE CITY.)

Initially a contract to install three miles of 24” sewer in redevelopment area of Pomona, CA.  Demolition and the installation of all drainage, water, gas and electrical facilities eventually were added to my scope of work as the Offsite Construction Manager.

Developer: Pacific Island Development, Newport Beach, California

PROJECT: RIVER RUN, CORONA, CALIFORNIA.

 (APPROXIMATELY 100 ACRES IN A HISTORIC RIVERBED DEVELOPED FOR THE CONSTRUCTION OF SINGLE AND MULTI

I managed the grading and placement of settlement monitors in low areas of the project while constructing a temporary channel to confine flood flows.  Street improvements required for the future development were an integral part of this project.
